After sticking out his thumb and traveling the world, David returned home to Austin, Texas broke and unemployed, at the age of 26. Though his travels may not have yielded wealth, they instilled the key motivation that he brings to every part of his life to create it –freedom. 

Because to have everything you ever wanted takes the opportunity to design your life and believe it can happen. 

Through this intention, David began to test his entrepreneurial merits alongside his business-partner mom in the world of real estate. The results were nothing short of  remarkable. In less than 10 years, David would go on to build  one of the  top real estate brokerages in the world, founding over 50 companies.

Yet, more than anything else, the inherent freedom derived from his success awards him the time to focus on the importance on what matters most: being a proud father of two beloved daughters,  a son and husband to the wonderful and talented Traci Osborn.

Today still rooted in his boundless sense of adventure, David continues to travel the world not only to be enlightened by new experiences, but to share his insight and expertise with others so they, too, can truly be free.

Episode #23 Mark Jackson: You Have To Get On The Ground

Real Estate Comps are important, but good training is equally important. Before examining what you may learn when taking a real estate investing program, it is important that you remember that no two things are alike. Not all real estate investing programs are the same. Programs are designed for the different levels of investors and they are offered for different lengths of time. These factors may determine exactly what is taught in a real estate investing course. However, with that in mind, there are many common points that are covered in most courses. 

Let’s start at the beginning, so you have purchased a house, renovated it, fixed all the issues, and now it’s ready to sell. But where do you go from here? What’s the next step to get this property sold and move on to the next? 

One of the first thing to do is write your copy. You will want to highlight all the things in the home that build value. If you are tailoring your sales to a particular market, be sure to include those specific things that will appeal to that market. For instance, if you are marketing to people who have children, a large fenced-in backyard or a good school system may be your key points.

You will definitely want to have a theory of what the house is worth when you prepare your listing. Episode #22 Mark Jackson & Tim Winders: Single Family vs Duplex?

You’ve made the decision. You’ve watched property values decrease over the years and now it turns out they might just be back on their way up. Combined with ultra-low interest rates it just might be the right time to dip your toe in the rental market. But which is the better decision: a duplex or a single family residence? 

Once you have determined which type of real estate will be your focus, study that market carefully – in remarkable detail – before making an offer. Gather as much pertinent information as possible, for example, fair market value of the property, recent sales in the area for similar properties (real estate comps), the maximum offer you are prepared to make, and have a logical estimate of expected rental income and immediate costs (renovations, repairs, etc.). 

Be prepared for anything that may come up in the bargaining sessions. Make sure you are working with an experience agent that you can trust. It is always best if the agent has been referred to you by an experienced investor. You may also want to discuss any potential purchases with other trusted advisors such as your financial planner, your attorney and your accountant.

These days, it’s nearly impossible to walk into a bookstore or turn on the television without being bombarded with books and videos offering real estate investing strategies. Many of these books, videos and software programs promise quick cash and simple strategies. If what they promise is true, why isn’t everyone taking advantage of these programs? 

While a lot of those applications and techniques can be valid, it’s nearly certain that some are simply taking advantage of customer’s goals of monetary freedom. If you’re considering real estate investing, get as much data as possible and accumulate general information about the industry as well as specific markets. Real estate bubbles do exists. but you want to recognize where they exist based totally on trends and the neighborhood economy.  

Will the Bubble Burst? 

No one knows when or where a real estate “bubble” may burst. Odds are, any area that is showing exceptionally high appreciation rates is bound to balance out at some point. However, other markets are likely to begin to appreciate quickly in its place. Savvy investors will always be in tune to market changes in order to position themselves to find great deals and huge efforts. If you want that same advantage you need reliable information.

When you got into real estate, the only thing you were having doubts about was if it would actually work for you. Investing in real estate can be precarious at times. The primary concept that you have to understand is that real estate requires an enormous measure of investment, training, knowledge, and ability to be an effective financial specialist. Once you become effective, you will enjoy the benefits of rental income and various tax incentives. First and foremost when getting started you need to be very cautious of those whom you seek advice from.

Episode #19 André Kajlich – Overcoming Obstacles to Find Inspiraton

In 2003, Andre Kajlich was a Charismatic 23-year-old student attending his father’s Alma Mater in the city of Prague. One night, partying with friends into the early hours, he wound up on the tracks in front of an oncoming subway train. His devastating injuries required that both legs he amputated above the knees, and after three weeks in a medically induced coma, he awoke to an insanely altered reality. 

Andre has become an Ultra-Endurance Pioneer, a World Champion Para-Triathlete, an Ironman World Champion, and the only Wheelchair Athlete to finish an Ultraman Triathlon (he’s done four: Hawaii, Australia, Canada and Israel). He finished the Race Across America, hand cycling 3,100 miles in just 12 days, sleeping 90 minutes a night to make it from Oceanside, CA to Annapolis, MD.  During the Brazil135 Ultra Marathon, Andre completed 135 miles through the jungle terrain in 62 hours, sometimes crawling along the forest dragging his wheelchair behind him.
